The disclosure you skip is the company you lose
Many states regulate exactly how you may approach an owner in foreclosure, down to required language and rescission windows. Treating that as fine print is how operators end up as case law.
Owners in foreclosure are a legally protected audience in much of the country. States have passed statutes aimed squarely at the people who contact them: equity purchase laws, foreclosure consultant laws, and notice requirements that dictate contract contents, cancellation windows, and in some cases the words you must include when you reach out. The rules differ state by state, and they are enforced.
The uncomfortable truth is that most outreach tooling was built for generic sales and knows nothing about any of this. The template goes out because the template was loaded. Whether the required disclosure for that state and that channel was included depends on whether a human remembered. At volume, someone eventually forgets.
Compliance as architecture, not training
There are two ways to handle a rule: teach everyone to follow it, or make the system incapable of breaking it. Training fades, staff turns over, and AI drafting tools will cheerfully generate whatever they are asked for. Architecture does not forget.
PropCue's answer is a single gate in front of every outbound message, human or AI. The gate checks opt-outs, contact windows, frequency caps, and finally whether an approved disclosure exists for the lead's state and the chosen channel. No approved disclosure, no send. The refusal is logged with its reason and the lead routes to a person. We did not build a bypass switch, on purpose, because every bypass switch eventually gets flipped.
None of this substitutes for a lawyer. Get your state playbooks reviewed by counsel, load the approved language, and then let the system enforce what counsel approved. That is the division of labor that scales.
Work the clock, not the list.
PropCue launches one territory at a time, with a disclosure review for your state before the first message goes out.
